Concrete repairs in the Sutherland Shire

Updated October 2026

A smooth finished concrete surface in close-up

Cracked driveway panels, a sunken path that trips visitors, concrete flaking off around steel. Shire concrete cops reactive soil, tree roots, coastal salt and decades of sun, and sooner or later it shows. We connect you with experienced, insured local concreters who can tell you honestly whether your concrete needs a repair or a replacement. We are a referral service, not a concreting business, so the advice you compare comes from more than one contractor.

The three most common problems

Cracked concrete

Hairline shrinkage cracks are normal and mostly cosmetic. Wider cracks, cracks that step in height or cracks that keep growing point to movement underneath. Reactive clay soils around Menai, Bangor and Barden Ridge swell and shrink with moisture and are a common cause, along with tree roots and washed-out bases.

Sunken concrete

Panels sink when the base under them was poorly compacted or has eroded. Options range from grinding a trip edge, to slab jacking where a panel is lifted by pumping material underneath, to cutting out and repouring the affected panels.

Spalling concrete

Spalling is the surface flaking or drummy patches that appear when moisture and salt reach the reinforcing steel and it rusts and expands. It is common near the coast at Cronulla and Kurnell. Treating spalling properly means cutting back to sound concrete, treating or replacing the steel and patching with a repair mortar, not just skimming over the top.

Repair or replace?

A rough rule many contractors use is that once repairs approach half the cost of replacement, or the slab is moving rather than just worn, replacement wins. Patches on a driveway rarely match the surrounding concrete, so replacement also wins on looks. For a tired but sound slab, resurfacing or a sealed coloured topping can renew it for less than a repour. If you replace, see our concrete driveways and paths and patios pages.

What repairs cost

Pricing varies more than new work because every repair is different, so treat any figure as a guide until a contractor sees the job. For full panel replacement, published 2026 rates for plain concrete run roughly $75 to $150 per square metre laid, plus demolition of the old concrete at around $30 to $100 per square metre. Small patch and grinding jobs are often charged by the hour or as a minimum call-out. Get a fast quote and compare.

How a panel replacement runs

1. Saw cut the damaged section at the nearest joints

2. Break out and remove the old concrete

3. Fix the cause, recompact the base, cut roots or improve drainage

4. New formwork, steel mesh and dowels into adjoining panels where appropriate

5. Pour, finish to match the surrounding surface as closely as possible, cure and joint

Fixing the cause is the step that separates a lasting repair from a repeat job. A panel repoured over the same failed base will sink again.

Licensing and approvals

In NSW, residential building work worth more than $5,000 (labour and materials, including GST) must be done by a licensed contractor, and larger repair and replacement jobs reach that figure. Our referral service connects you with appropriately qualified, insured contractors. For repairs to a driveway crossing the footpath, check with Sutherland Shire Council. A crossover permit is usually needed for work on that strip.

Site factors that move the price

Do not wait on safety issues

A trip edge on a path or a crumbling step is a liability as well as a hazard. Grinding a trip edge is a quick, cheap fix that buys time while you plan the bigger repair.

Frequently asked questions

Are hairline cracks in concrete a problem?

Usually not. Fine shrinkage cracks are normal as concrete cures. Watch for cracks that widen, step in height or let water through. These suggest movement and are worth a professional look.

Can a sunken concrete panel be lifted?

Often yes. Slab jacking pumps material under the panel to raise it, and suits sound panels that have sunk evenly. Badly cracked panels are better cut out and repoured.

What causes concrete spalling near the beach?

Salt-laden moisture penetrates the concrete and rusts the reinforcing steel. Rust expands and pops the surface off. Homes around Cronulla and Kurnell see it most, and proper repair means treating the steel, not just patching the surface.

Will a repaired patch match my existing concrete?

Rarely perfectly. Concrete colour changes with age and weathering. Contractors can get close, or cut back to joint lines so the new panel reads as deliberate rather than patched.
